Our Approach

Identify and Acquire Value

Extensive pipeline of investment opportunities allows us the opportunity to acquire properties where we see value.

Increase Value and Cash Flow Through Improvements

Assets are revitalized through land and property improvement efforts such as upgrades in infrastructure and operational efficiency; farm tiling and surface drainage; the conversion of pasture land to tillable acres and the sale of non-tillable portions as a means of reducing overhead.

Leasing

We have a large and increasing network of operators that lease our farms. We maintain strict credit standards, lease contracts that ensure the well-being of the farm and its soils and align the tenants’ interests in the farm with our own.

Formed in 2010, Summit Ag Fund I, LLP invested its capital over a two-and-one-half-year period which included the acquisition and eventual disposition of 56 farms in a four-state region. Through lease income and capital appreciation, the fund has generated significant returns to investors.

Formed in 2012, Summit Ag Fund II, LLP invested its capital over over a four year period which included the acquisition of 65 farms in a six state region. To date, the fund owns assets in Iowa, Illinois, Minnesota, Wisconsin, South Dakota, and North Dakota.

Formed in 2016, Summit Ag Fund III, LLP is actively seeking farmland investment opportunities throughout the Midwest. Summit is a leader in structuring sale leaseback transactions as well as traditional outright purchases. To date, the fund owns assets in Iowa, Illinois and Minnesota.
